Cost to purchasers to receive service is a non-refundable $25.00 set up fee and a monthly service fee of $18.00, which is billed quarterly at $54.00. Fees are subject to change; please contact the utility provider for further details. Subdivider will complete the facilities to the lot lines for Electricity, Telephone, Cable, Internet-Fiber Optic, Natural Gas, Water and Sewage by June 30, 2024. Cost to complete facilities from lot line to dwelling is included in the purchase price information. FLOOD AND DRAINAGE: The typical street drainage has been completed for Perkinsville 44 – Phase 1 and Perkinsville 44 – Phase 2. The Town of Chino Valley will maintain the typical street drainage. The Homeowners Association will maintain common area drains and open space tracts. Cost to purchasers for maintenance will be included in the property taxes (for typical street drainage) and Homeowners Association fees (for common area drains and open space tracts). ARIZONA STATE TRUST LAND: The Arizona State Land Department administers over 9.3 million acres of State Trust Land. This is not public land. Trust land may be subject to future development and may not be preserved or saved for open space without compensation. A person must have prior approval to use State Trust Land. Temporary recreational use is allowed with certain restrictions and conditions through purchase of a recreational permit. Use of State Trust Land without proper approval is a trespass.

Each Purchaser of a Lot from the Declarant shall pay to the Association immediately upon becoming the Owner of the Lot a sum equal to one-fourth of the then current annual Regular Assessment for an Assessable Lot. The site has been designed such that the 10-year flow will be contained below the top of curbs and the 100-year flow will be a minimum of one (1) foot below the adjacent finished floor. In addition, all finished floor elevations have been designed a minimum of 14-inches above the lowest drainage outfall for residential lots. Based on current Federal Emergency Management Agency’s (FEMA) Flood Insurance Rate Maps (FIRMs), the Perkinsville 44 site is located on Map Number 04025C1315G dated September 3, 2010 and lies within Zone “X”. Per FEMA and the above referenced FIRM panel, Flood Zone “X” is defined as: Zone “X” is defined as follows: “Areas determined to be outside the 0.2% annual chance floodplain.” Based on requirements of FEMA and Town of Chino Valley, developments within Zone “X” flood hazard areas do not require flood insurance. However, private and public lending institutions may require flood insurance.” -End of Letter SOILS: Thomas M. Perkins, P.E., and Delbert A. Rapier, M.S.E. and P.E., of ProTeX - the PT Xperts, LLC, reports in their Executive Summary dated August 13, 2020, the following in part: “ProTeX was contracted by Sage Land Holdings, LLC to provide general information with respect to the engineering characteristics of onsite soils and provide recommendations for foundations and pad preparation for the site referred to as Perkinsville 40 located at Perkinsville Road and Road 1E in Chino Valley, Arizona. This firm understands the proposed development will consist of one- or two-story single family residential structures imposing relatively light to moderate foundation loads. Field investigation and laboratory testing indicated that the site consists mainly of silty sand, sandy silt, lean clay and fat clay. The expansion potential for site soils when foundation bearing soils are exposed to a moisture increase is anticipated to be low to medium for the surface level soils. All lots are subject to expansive soils and post-tensioned slab/foundation systems are recommended. Settlements at the site are anticipated to be within acceptable tolerances provided that pad preparation is performed as specified and no significant changes in moisture content of foundation/floor slab bearing soils occur and proper drainage and irrigation control are maintained. Drainage should be directed away from the structure and off the lot during and after construction and should be maintained for the life of the project. In no case, should long-term ponding be allowed near structures. The site is located within an area of regional groundwater withdrawal; however, based on the Earth fissure Maps provided by the Arizona Geological Survey, there is no indication of earth fissures on site or within approximately 80 miles of the site. Based on the findings of the soils investigation, the site is considered suitable to construct single family residential structures imposing relatively light to moderate foundation loads provided floor and foundation systems are properly designed, soils properly conditioned as specified and proper maintenance of drainage and irrigation systems.
