COMMON, COMMUNITY AND RECREATIONAL FACILITIES WITHIN THE SUBDIVISION : Common area landscaping, project sign monumentation, common area walls, miscellaneous lighting, and a ramada gathering place will be completed by September 30, 2024. Maintenance will be provided by the Homeowners Association. Costs to purchasers for maintenance are included in the Homeowners’ Association fees. WITHIN THE MASTER PLANNED COMMUNITY : This subdivision is not part of a Master Planned Community. ASSURANCES FOR COMPLETION OF IMPROVEMENTS ASSURANCES FOR COMPLETION OF SUBDIVISION FACILITIES: Site Improvement Performance Bonds in favor of the Town of Chino Valley have been provided for the completion of all improvements by Sage Land Holdings. ASSURANCES FOR MAINTENANCES OF SUBDIVISION FACILITIES: The recorded Declaration of Covenants, Conditions and Restrictions for this Subdivision provides for the Homeowners’ Association to maintain all common areas. PROPERTY OWNERS’ ASSOCIATION NAME AND ASSESSMENTS: Purchaser will belong to the Perkinsville 44 Homeowners Association and will be subject to assessments, which may be subject to adjustments, plus applicable taxes. Purchasers will be required to pay a regular assessments, special assessments, and individual assessments as well as initial capital contributions, transfer fees and reserves contributions in amounts determined by the Board from time to time. The following, as disclosed in the Homeowners Association documents (i.e., CC&Rs, Articles of Incorporation and Bylaws), there may be other special assessments, taxes, or fees to be paid by purchaser. The Association shall have the following two classes of voting membership: • Class A. Class A members are all Owners, with the exception of the Declarant until the termination of the Class B membership, of Lots. Each Class A member shall be entitled to one (1) vote for each Lot owned. Upon the termination of the Class B membership, the Declarant shall be a Class A member so long as the Declarant owns any Lot.
