Cattle, Dairy Farms/ Operations, Feedlots: There are active farming activities, dairy farms and feedlots surrounding the subdivision. Purchasers may experience noise, dust, odors, and other effects associated with farms. Each owner hereby acknowledges and consents to the fact that the operators of the farms in the vicinity of the property from time to time will be applying insecticides, fertilizers, and other farm chemicals in the vicinity of the property. Equestrian Uses: The area around Chino Valley and more specifically Yavapai County is known for its equestrian trails and uses. Horses may create noise, odors, dust and may attract insects. Further, horses may create a dangerous condition and persons may be subject to personal injury and property damage as a result thereof. Subdivider will not be liable to any homeowner or resident for any claims or damages resulting, directly or indirectly, from the presence of horses in the subdivision. Livestock: Livestock and other farm animals, including cattle/dairy operations, are or may be present in the vicinity of this subdivision. Activities associated with livestock and other farm animal operations may produce noise, unpleasant odor, insects, and truck traffic. More specifically, an unincorporated county parcel is located adjacent to and within the natural boundary of the community and is noted as an out-parcel on the recorded final plat. Certain usages including livestock and other farm animal housing are permitted via Yavapai County.

ARIZONA NATIVE DESERT LANDS, SCORPIONS AND OTHER PESTS: Purchaser is advised that desert wildlife and pests, including but not limited to squirrels, gophers, coyotes, javelina, rabbits, rodents, birds, mountain lions, skunks coyotes, bats, owls, woodpeckers, lizards, other reptiles and other pests such as cockroaches, snakes, black widow spiders and centipedes and other animals are common in parts of Arizona and can and will roam unrestricted portions of Arizona and the Developer/Subdivider/Builder has/have no control over their behavior. Animals and pests are common in parts of Arizona that may be of concern to some individuals. Fortunately, most pests can be controlled with pesticides. Scorpions, on the other hand, may be difficult to eliminate. Purchasers with concerns should seek the advice of a pest control company.
